The project is being developed by Northern Heights Limited Partnership and cleared a major hurdle Monday night.

The City Council approved the establishment of a tax increment financing district for the project. It will provide the developer with nearly $900,000 in public funds that will be repaid through property taxes.

The project will consist of 66 rental units. All will be offered to residents with incomes at or below 60% of the area median income and half of them will have rents restricted to 50% rent levels.

Eight of the units will be set aside for persons with disabilities experiencing homelessness. The development will have 15 1-bedroom units, 31 2-bedroom units, and 20 3-bedroom units. The project will have underground parking, surface parking, a community room, in-unit laundry, and an exercise room.

It’s estimated the project will have a market valuation of $14.3-million. Construction is to commence no later than Aug. 1 and be substantially completed by Dec. 31, 2023.
